Booking & Pricing
Hire from £120/hour covers the full 250 m² loft, private terrace, smart lighting, furniture, kitchen, climate control, 1 Gbps Wi-Fi, the 85" 4K screen, and ceiling audio. Production equipment, on-site crew, and catering are quoted as add-ons.

Space & Facilities
The penthouse kitchen is fully fitted — oven, hob, fridge, dishwasher, generous prep surfaces. Use it for catering prep, team lunches, or service during an event.
Etienne Morax — photographer and filmmaker — handles on-site coordination, equipment staging, and creative support when the brief calls for it. Production support is scoped to your session and quoted with the hire.
Up to 30 guests. We confirm seated or standing layouts against your brief so service and guest flow stay comfortable. Productions can run with around 30 people on site, depending on the setup.
Logistics & Access
Hire starts at £120/hour with a four-hour minimum. The right length depends on your brief, access needs, and day of week. We confirm the schedule and quote when you enquire.
Old Street station on the Northern Line is a four-minute walk. We can arrange nearby street parking or day parking in advance. Unload outside the building, then load in directly via the goods lift.
Bring your own caterer or your preferred supplier — or ask us for an introduction to a local partner we trust. The kitchen is fully fitted for prep and service.
The penthouse sits in a residential building, so amplified sound stays at a considerate level after 22:00. Evening events are welcome on that basis, with the specifics confirmed at booking.
Most crews arrive with their own camera, lighting, and grip packages. The goods lift handles heavy kit. Our on-site catalogue is there if you want to supplement the setup or travel lighter — never required.
Productions that need extended hours can run overnight, handled case by case. Share the schedule in your enquiry and we'll confirm feasibility and adjusted pricing.
A lift runs to the fifth floor. There is a small threshold at the main entrance and at the terrace door, so the space is not entirely step-free. If you have specific mobility requirements, get in touch before booking and we'll confirm current access details.
No smoking inside the penthouse. The terrace and outside areas are fine.
Small dogs, yes.
Outside caterers and private chefs are welcome. The kitchen handles prep, service, and clean-down on site.
A 250 m² industrial loft on the fifth floor of a converted factory in Old Street, London EC2A — south-facing daylight, exposed steel beams, and a 35 m² private rooftop terrace with the skyline as backdrop. Production-ready: smart lighting, 63A power, an 85-inch 4K display, goods-lift access. Photo shoots, film, brand campaigns, meetings, workshops, dinners, and private events for up to 30 guests. Hire starts at £120/hour.
City Lofts, 112–116 Tabernacle Street, London EC2A 4LE. Old Street station on the Northern Line is four minutes on foot. A private ground-floor entrance and a goods lift handle production load-in. We send the full address and access instructions once your booking is confirmed.
Six distinct visual zones inside one 250 m² space — fewer location moves, less setup time than a white-box studio. Daylight, a private terrace, and none of the meeting-room atmosphere you'd find in a hotel suite. Bookings are handled directly by the founder, so replies are fast, the quote is tailored, and production knowledge sits on the other side of the email.
The meeting kit covers wireless screen mirroring (ClickShare CX-30), an Owl Pro 360° conferencing camera with built-in speaker, eight ceiling surround speakers, and 1 Gbps symmetric fibre. Remote participants join via any standard video platform; the room watches on the 85-inch 4K display.
The penthouse handles photo shoots, filmed interviews, brand content days, off-sites, workshops, board meetings, product launches, private dinners, and events up to 30 guests. It is at its best for bookings that need natural light, architectural character, and a quiet, controlled setting. It is not the right fit for events above 30 people or loud-music events running past 10 pm.
The Designer's Penthouse carries public liability cover, and we can share a copy of the policy on request before booking. For higher-value productions or specific scopes, we can request a named-insured addendum — flag the requirement in your enquiry and we'll confirm it with the broker.
We review every brief and production plan before confirming. Shoots with rigging, stunts, pyrotechnics, or large-scale setups get a site-specific risk assessment, and we walk through access, evacuation routes, and load-in protocols on arrival. Standard shoots, meetings, and events run under the venue's operational procedures, which we can share on request.
1 Gbps symmetric dedicated fibre through the building, with a 99.9% uptime SLA. Live-streams, parallel HD uploads, and multi-device conferencing run without issue. For productions where a network outage would stop the day, ask us to set up a 4G/5G fallback.
